We work on asphalt shingle, flat and low-slope, tile and metal roofing systems.

Asphalt shingle work runs from a small patch to a full tear-off and re-roof. Flat and low-slope roofs are usually torch-down modified bitumen, which is our standard flat system. Metal means standing seam panels, joined by raised seams with concealed fasteners.

What changes the price

Roofers price by the square, and one roofing square covers 100 square feet of roof area.

A quote counts the squares first, then the work each square actually needs. Flashing seals the joints where a roof meets a wall, a chimney or a valley. Those transitions are a leading origin of leaks, so repair work often starts there.

Decking is the structural board layer under the covering, and it carries everything above it. Rot hidden in that decking is the most common reason a quoted scope changes.

Tile roofs and underlayment

Tile can outlast the underlayment beneath it, so a tile roof is not always a replacement job.

Underlayment is the water protection layer under the tile, and tile can outlast it by decades. That is why a tile roof can get new underlayment instead of a full replacement.

A lift and relay takes the tile off in sections and replaces the underlayment. We repair damaged decking at the same time, then restack the tile that is still suitable. We replace broken or unsuitable pieces.
