Roof Leak Repair in Citrus

A leak is one reason people call us about a roof.

Flashing is the metal that seals the roof where it meets a wall, chimney or valley. Those transitions are a leading origin for leaks, so we check them early. Slipped tile, cracked shingles and worn flashing are all ordinary roof repairs.

Leak diagnosis comes first, because we want the point where water enters, not just where it lands. Once we have that, we size the patch to the actual problem. We look at the flashing, the covering, and the vents that pass through it.

When a Repair Is Enough and When It Is Not

A repair fits damage that stays in one area, when the rest of the covering is sound.

A full roof replacement makes sense when the damage reaches across the roof. The actual condition of the covering and the extent of the damage decide that. Repeat leaks are a signal to look wider, not proof that the whole roof must go.

Decking is the layer of structural boards under the covering, and it carries the roof above. Hidden rot in that decking is the most common reason a quoted scope has to change. So we check the deck as soon as the old covering comes off.

Tile Roofs and the Underlayment Beneath Them

Tile itself can outlast the water protection layer under it, so a leak can start out of sight.

That layer is the underlayment, the water protection between the tile and the decking. When it fails, water can reach the deck while the tile above it still looks fine. A lift and relay is one fix, reusing the serviceable tile already on the roof.

We lift the tile in sections, then strip and replace the underlayment underneath. We repair damaged decking at the same time, while the tile is off the roof. Suitable tile goes back on, and we replace broken or unserviceable pieces.

Flat, Low-Slope and Metal Roof Systems

Flat and low-slope roofs need a different system from steep, sloped roofs.

Our usual low-slope answer is torch-down, a modified bitumen system sealed with heat at the seams. It suits shops, offices and property-managed buildings.

Metal sits alongside asphalt shingle, flat and tile in the systems we cover. For metal we install standing seam panels, where raised seams cover the fasteners. Asphalt shingle jobs range from one patch to a full tear-off and new covering.
