Two roofs with the same footprint can still land in very different places. We price from the measured surface and the conditions we can actually see. We size that surface in squares, and one roofing square is 100 square feet.

What the covering hides is the honest unknown on almost any roofing quote. Rot under the covering changes the quoted scope of the work once it appears.
