What TPO Roofing Is
TPO is thermoplastic polyolefin, one of the single-ply membranes used on low-slope roofs.
The membrane is supplied in rolls and laid over the roof substrate, with the laps between sheets heat-welded. Flashings at the perimeter, at curbs and at penetrations are welded or sealed to the membrane as well. The seams and those details together are what keep water out, not the seams alone.
Flat roofing is not one system. Torch-down, built-up and single-ply membranes are installed and repaired differently, so identifying the system matters.
Choosing Between TPO and Torch-Down
TPO is in our range, and torch-down modified bitumen is the flat-roof system we lead with.
We will make the case for torch-down where it suits the building. Neither system is automatically the right answer for a given roof.
The deck below, the way the roof drains and the condition of the covering all matter. So does what sits on the roof, including drains, vents, curbs and rooftop equipment. We look at all of that before recommending one system over the other.
Assessing an Existing TPO Membrane
An assessment covers the membrane surface, its seams and laps, the penetrations and the flashings.
Penetrations are the places something passes through the roof: drains, vents, curbs and anything bolted through the sheet. Flashing seals roof-to-wall and similar transitions, and it is a leading origin of leaks. Both are checked alongside the rest of the membrane surface and its heat-welded laps.
A membrane that looks tired may still be sound, and a small opening can still let water in.
Drainage and Standing Water
Low-slope roofs shed water to drains, scuppers or gutters, and we check that they still do.
Water can sit because a drain or scupper is blocked, or because the surface no longer falls toward it. A sagging deck or a low spot in the surface can do the same. Either way, the standing water is a symptom worth tracing.
A blocked outlet and a failed slope are different problems. The first is about what the water meets on the way out, the second about the roof surface itself.

Repair or Replacement
Extent and condition decide it, and the assessment is what establishes both.
An open seam, a torn flashing or a damaged detail around a vent is ordinary roof repair work. Wider failure, or water that has traveled into the layers below, points toward a full replacement.
Where the line falls is a judgment about that roof, not a fixed rule. Decking supports the covering, and concealed rot can change the quoted scope once the old roof is off.
Getting a TPO Estimate
The sales estimate is free, and the first step is telling us the property address.
Some existing roofs can be quoted from satellite imagery, without a first visit. Others cannot, and new construction is quoted from the plans you supply. We will tell you which applies once we know the property.
Roof area is measured in squares, and one roofing square is 100 square feet. Knowing the area early makes the scope easier to describe.

Can a TPO roof be repaired instead of replaced?
Sometimes, because a local failure on an otherwise sound membrane is a repair. Widespread failure across the membrane points the other way.
Is the free estimate the same as an inspection report?
No, the sales estimate is free, while a documented inspection report is a separate paid service. Escrow and insurer paperwork calls for that report, and its fee varies with roof size and stories.
